Privacy Policy

This policy explains what information Salisbury Homes, LLC ("Salisbury Homes," "we," "us") collects through www.salisburyhomes.app, including our community pages and the homeowner portal (together, the "Site"), how we use it, and the choices you have.

Information we collect

Information you give us

When you reserve a homesite: your name, email address and phone number, plus the community, lot, floor plan, elevation and color scheme you chose and the price shown at the time.
Your account: the email address and password you use to sign in (passwords are stored in encrypted, hashed form by our account provider; we can't see them), your profile details, and your notification choices.
As a homeowner: information about your home and purchase, such as your contract dates, selections, pricing, build schedule and documents we add to your account.
Warranty requests: the description, location, photos and contact preferences you submit.
Messages: anything you send us by email, text or phone.

Information collected automatically

Our hosting and database providers keep standard technical logs (such as IP address, browser type, the pages requested and the time) to run the Site, keep it secure and prevent abuse.
We do not use advertising trackers, retargeting pixels or third-party analytics on the Site.

How we use your information

To hold the homesite you reserved, create your account and email you a link to set your password.
To contact you about your reservation, purchase, construction, closing and warranty.
To run the homeowner portal, including your build schedule, documents and warranty requests.
To send the build updates you turn on (by email, and by text if you opt in).
To follow up about homes you showed interest in. You can opt out of these messages at any time (see Your choices).
To keep the Site secure, prevent fraud and spam, and fix problems.
To meet legal, accounting and warranty obligations.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising.

Text messages

Homeowners can choose to receive automated text messages about their home (such as inspections passed, construction milestones, move-in date changes and new documents) by turning on Text messages under Account → Notifications in the homeowner portal. We send these texts only to people who opt in, to the mobile number on their profile.

Message frequency varies with your build, usually a few messages a week at most.
Message and data rates may apply.
Reply STOP to stop receiving texts, or HELP for help. You can also turn texts off in the portal at any time.
Consent to receive texts is not a condition of buying a home.

We do not sell, rent or share your mobile phone number or your text-messaging opt-in consent with third parties or affiliates for their marketing purposes. We share them only with the service providers that help us deliver messages to you.

We share information only as described here:

Service providers that run parts of the Site for us, under contracts that limit how they may use it:
- Supabase: database, user accounts and secure file storage
- Vercel: website hosting
- Resend: delivery of account and notification emails
- HighLevel (LeadConnector): customer relationship management, follow-up emails and text messages
- Google: Google Workspace, which our staff use to manage home inventory and build schedules, and Google Maps and Google Fonts on the Site
Partners involved in your home purchase, as needed and as you'd expect, such as title and escrow companies, a lender you choose to work with, our construction trade partners, and the home warranty company that covers your home.
Salisbury Homes staff who need it for their work. Staff access is limited by role, and homeowners can see only their own home's information.
Legal reasons: when required by law or legal process, or to protect the rights, property and safety of Salisbury Homes, our customers or others.
Business transfers: if Salisbury Homes is involved in a merger, acquisition or sale of assets, information may be transferred as part of that transaction, subject to this policy.

Cookies and browser storage

The Site uses your browser's storage only for things that make it work, such as keeping you signed in to the homeowner portal and remembering your place. We don't use advertising cookies. Some community pages include an embedded Google map and fonts from Google, and Google may collect technical information or set cookies when those load, under Google's Privacy Policy.

Security

We protect your information with encryption in transit, access controls that limit each account to what it's allowed to see, private storage for documents and photos with short-lived download links, and password sign-in for every account. No system is perfectly secure, so please keep your password private and contact us right away if you think your account has been misused.

How long we keep information

We keep information for as long as we need it for your reservation, purchase, construction and home warranty period, and as long as the law requires for business and tax records. If a reservation ends without a purchase, you can ask us to delete your account and information, and we will, except for anything we must keep by law.

Your choices

Update your details under Account → Profile in the homeowner portal.
Choose your notifications under Account → Notifications.
Stop marketing emails with the unsubscribe link in any marketing email. We may still send messages about your reservation, purchase or warranty.
Stop texts by replying STOP or turning texts off in the portal.
Access, correct or delete your information by emailing hello@salisburyhomes.com. We'll confirm your identity and respond within 45 days.

Children

The Site is meant for adults buying homes. It isn't directed to children under 18, and we don't knowingly collect information from them.

Changes to this policy

We may update this policy from time to time. We'll change the effective date at the top, and if a change is significant we'll let account holders know by email or in the portal.
